LOCATION
Song May Industrial park is located in Trang Bom rural district, Dong Nai province with the scope of 496 ha, 226.9 ha in first phase (Approved by Vietnam Goverment). It is 15 kilometers Eastern North from Bien Hoa City, about 1 kilometer from intersection between National road No.1 and Provincial road No.767. The rental area in first phase is about 158.10 ha, of it, 90 ha is already been rent by investors from USA, Taiwan, Korea, France...

1. TRAFFIC
A. Traffic road: It is 45km far from Ho Chi Minh City, 15 km from Bien Hoa City. Passed through by provincial road No.767 is an important road with 35m width, 4-5 m foot way each side with Street-lights and verdure system.
Internal road 8-12m width by asphalt, capacity 30ton, speed 50-60 km/h.
B. Water way: It is 35 km far from Saigon port, 100 km from Vung Tau port.
C. Air way: It is 55 km far from Tan Son Nhat international airport, 15 km from Bien Hoa airport.
D. Rail way: It is 15 km far from Bien Hoa railway station.
2. INFRASTRUCTURE STATUS IN INDUSTRIAL PARK
A. Power supply:
Connected from National Electric Network a 22 KV power line to be supplied from Trang Bom station, through the transformer and directly supplied to each factory in industrial park. Total capacity: 61,281 KVA. Power is supplied to the fence of each factory.
B. Water supply:
Cleaned water from Song May water station is supplied to, through treatment system and directly supplied to each factory in industrial park. Total capacity 10.000 m3/day. Water is supplied to the fence of each factory.
C. Waste water treatment:
There will be waste water discharge system for receiving waste water from each factory and discharge to treatment area of whole park.

D. Telecommunication system:
There will be telecommunication network with capacity of 500 digits. This network will be equipped and managed by Dong Nai Post and Communication Office.
3. LAND LEASING PRICE AND FEES FOR USING INFRASTRUCTURE
Land leasing price with fully supplied infrastructure as follows:
- USD 1.54 /m2 / year in the first 5 year and be paid by one (1) time.
- USD 1.10 /m2 / year from the 6th year and be paid annually.
(The above mentioned price will be discussed)
Especially depending on leasing time and payment terms, we shall have a privilege policy apply to each customer right after signing the leasing contract.
4. PROCEDURE OF LAND LEASING AND APPLYING FOR INVESTMENT LICENSE
The procedure of land leasing at Song May IP is simple and convenience. Land is directly leased from Song May Industrial Park development Co. through following steps:
- Signing the Memorandum of land leasing with SINPACO and pay a deposit of USD 5.000 per ha for all leasing area. SINPACO will be responsible to keep all introduce land part in 3 month from date of Memorandum. The deposit will be deducted from the payment of leasing land after signing land leasing contract.
- When the investment license has been issued, the land leasing contract will be signed by both parties then SINPACO will hand over all related document, land, bound-milestone of all land part in the signed contract.
Beside all above, in order to help the Investor in implementing the project, SINPACO also support the investor in completing formality & documents when applying for Investment license with soonest time and cheapest fees. |

- To control staffs and clients who go in and out of company at off duty hours. To ensure that only those are authorized or clients shall enter into the company.
- To check all goods and person who transport exiting or entering at off duty hours.
- To investigate and take appropriate lawful action against any apparent property disturbance, abuse, or disorderly conduct.
- To effectuate professional preventing and extinguishing fire skills: immerdiately detect and prevent fire and limit damages which occur on the company.
